Texas Department of Housing and Community Affairs (TDHCA) Mortgage Credit Certificate Program (Texas MCC)
HAI currently administers a Mortgage Credit Certificate Program (MCC Program) for the state of Texas. This program provides income tax savings to help make ownership of new or existing homes located in Texas more affordable for low to moderate income first-time homebuyers. A Mortgage Credit Certificate increases a family's disposable income by reducing its federal income tax obligations. This tax savings provides a family with more available income to qualify for a loan and meet mortgage payment requirements. In order to participate in the Program, homebuyers must meet certain eligibility requirements, purchase a home and obtain a mortgage loan through a participating lender.

Austin Housing Finance Corporation Mortgage Credit Certificate Program (Austin MCC)
The Austin Housing Finance Corporation 2006 Mortgage Credit Certificate (MCC) Program is currently available to qualified first-time homebuyers purchasing homes in the city of Austin Texas. For more information, click here.

Capital Area Housing Finance Corporation Mortgage Credit Certificate Program (Cap Area MCC)
HAI is the administrator for a Mortgage Credit Certificate (MCC) Program serving the Texas Counties of Bastrop, Blanco, Burnet, Caldwell, Fayette, Hays, Lee, Llano and Williamson through the Capital Area Housing Finance Corporation. This program is available to qualified first-time homebuyers purchasing homes in these counties. For more information, click here.

Fort Bend County Housing Finance Corporation Mortgage Credit Certificate Program (Fort Bend MCC)
Fort Bend County Housing Finance Corporation has issued a Mortgage Credit Certificate Program serving qualified homebuyers purchasing homes in Fort Bend County. As a result of Hurricane Rita, the federal government has designated this county a part of the Rita GO Zone and therefore the first-time homebuyer requirement is waived for this MCC program. Borrowers only need to qualify by meeting the income limitations based on family size. Additionally, the purchase price of the home may not exceed $289,704. The program entitles the purchaser to a federal income tax credit based on a percentage of the annual mortgage interest paid. The credit is a direct reduction of income taxes due. Under this Program, homebuyers would receive an MCC entitling them to reduce their income taxes by 30% of the amount of mortgage interest paid on their home loan (up to $2,000 per year). The tax credit is available each year that the borrower continues to live in the home financed under the Program.
